What is the First Homes Scheme? 

 

The First Homes scheme is a government initiative designed to help first-time buyers purchase a new home with a discount of at least 30% off the market value. This discount stays with the property, meaning when the home is sold in the future, it will also be offered to the next eligible buyer with the same percentage discount, which is helping more first-time buyers benefit from the scheme. Unlike some other affordable homeownership schemes, you own your home outright.

  • Be 18 or over and a first-time buyer 
  • Have a household income of £80,000 or less (£90,000 in London) 
  • Be able to obtain a mortgage covering at least 50% of the purchase price

2. Check eligibility

Your eligibility will be confirmed by the relevant council. 

4. Secure your mortgage and complete 

Once approved, you move through the normal purchase process and get the keys to your new home.

Who can buy a First Home? 

First Homes are available to first-time buyers who meet the scheme’s eligibility criteria. In most cases, your household income must be £80,000 or less per year (£90,000 in London) and you’ll need to be able to secure a mortgage for at least 50% of the discounted purchase price. Some local authorities may also prioritise buyers with a connection to the local area or certain key workers. 

How much discount do First Homes offer? 

Homes available through the First Homes scheme are sold with a minimum discount of 30% compared with the open market value. In some areas, local councils may increase this discount to 40% or even 50% to help keep homes affordable for local buyers. 

Do I own the property outright? 

Yes. When you purchase a First Home, you own the property outright, just like buying any other home. The main difference is that the property was sold to you at a discounted price through the government scheme. 

What happens if I decide to sell my First Home in the future? 

If you sell your home later, the same percentage discount must be passed on to the next eligible buyer. This helps ensure the property remains affordable for future first-time buyers in the area.
