LIONCOURT HOMES ACQUIRES NEW SITE IN GOTHERINGTON

Lioncourt Homes has exchanged contracts to deliver 45 new homes in Gotherington, with work set to start on site in 2025.

Located off Manor Lane in Gotherington, seven miles from the centre of Cheltenham, the 4.3 hectare development will help meet demand for housing in the local area whilst being conscious of the site’s privileged location, adjacent to an Area of Outstanding Natural Beauty (AONB) and the Gloucestershire and Warwickshire Heritage Railway.

The site will include a variety of two, three, four and five bedroom homes, including bungalows, detached and semi-detached properties, aimed at people on all stages of the property ladder, with 40% allocated to affordable housing.

Planning permission for the site was granted to Lioncourt Strategic Land in 2023, followed by a competitive bid process to decide which housebuilder would bring the development forward.

In addition to the new homes, Lioncourt Homes will deliver a community orchard, public square and natural play area as part of the development, with a significant proportion of the site allocated to public open space.

To mitigate the ecological impact of the site, the approved plans include a commitment to retain and enhance existing hedgerows and trees, as well as providing new habitats to ensure continued opportunities for commuting and foraging bats, reptiles, great crested newts, birds, hedgehogs and dormice. The development will deliver over 10% biodiversity net gain.

Additionally, a wildflower meadow will be created between the adjoining countryside and new homes, as well as an orchard growing local apple and pear varieties. These recreational spaces will be open for the public to enjoy.

Located within walking distance of the local amenities in Gotherington village centre, the new homes will be stone and render in appearance, with dry stone walls used to enhance the street scene. Sustainable features will be at the heart of these homes, with each property benefiting from an electric car charging point. Access to the new homes will be via Gretton Road.
