Matthew Underwood

Matt is Commercial & Technical Director at Lioncourt Homes, leading the commercial and technical decisions that shape how the company’s developments are designed, specified, procured and delivered. With more than two decades’ experience in residential housebuilding, he brings together commercial discipline, technical knowledge and a practical understanding of how good homes are delivered.

A member of the Chartered Institute of Building (MCIOB) and Associate of RICS (AssocRICS), Matt graduated from the University of the West of England in 2000 with a BSc (Hons) in Building Surveying before beginning his career with Westbury Homes, where he progressed from Assistant Commercial Surveyor to Commercial Manager.

His early career gave him broad experience across traditional construction, apartment schemes, barn conversions and modern methods of construction, including the Space4 system. He later became Surveying Manager for Westbury Partnerships, Persimmon Homes’ social housing division, helping establish the systems and procedures required to work effectively with local authorities and employers’ agents.

At Lioncourt, Matt heads up the commercial and technical teams, setting the direction for a joined-up approach to quality, durability, efficiency, buildability and customer experience from the earliest design stages through to completion. His role is central to the delivery of well-designed homes, robust specifications and practical construction solutions that stand the test of time.

Alongside his technical leadership, Matt has significant expertise in procurement strategy, supply chain management and cost control. He works closely with consultants, subcontractors and manufacturing partners to secure best value, manage risk and drive long-term efficiencies, while ensuring that quality and customer expectations remain at the heart of every development. His commercial approach focuses on creating sustainable partnerships and delivering certainty across the development lifecycle.

Matt also leads Lioncourt’s commercial and technical response to the next generation of housebuilding standards, including the Future Homes Standard and the wider industry move towards lower-carbon, energy-efficient homes. Through engagement with the Future Homes Hub and collaboration with industry peers, suppliers and technical specialists, he has helped share learning on emerging technologies, build quality, procurement challenges and the practical realities facing housebuilders as the sector adapts to change.

A strong advocate of collaborative working, Matt believes the industry’s most successful innovations are achieved through partnership and knowledge sharing. He regularly works across professional networks, supply chains and industry forums to help develop practical solutions that benefit both businesses and customers.
