These General Incentive Terms apply to all offers listed on this page unless the specific offer terms below say otherwise.

General Incentive Terms and Conditions

  1. Promoter

The promoter of each offer is Lioncourt Homes of Lioncourt Homes Limited, Suite 2, Brook Court, Whittington Road, Worcester WR5 2RX, company number 05733989.

  1. Availability

Offers are available on selected developments, selected plots and selected property types only. Offers are subject to availability, build stage, purchaser eligibility, contract, status, lender approval where applicable, and Lioncourt Homes’ standard reservation and sale terms.

  1. New reservations only

Unless we confirm otherwise in writing, offers apply to new reservations made between [Start Date] and [Offer End Date]. Offers cannot be applied retrospectively to existing reservations or exchanged contracts.

  1. Reservation and exchange deadlines

To qualify, you must reserve the eligible home, pay the reservation fee, provide all requested information and exchange contracts within the period stated in your reservation agreement or within any other deadline we confirm in writing.

  1. Legal completion

The offer is conditional on you legally completing the purchase of the eligible home by the date agreed at reservation or any revised date agreed by us in writing. If you do not complete, the offer will be withdrawn and no payment, refund, voucher, goods or alternative benefit will be due.

  1. Owner-occupiers only

Unless we expressly state otherwise, offers are available to purchasers buying the property as their main home. Offers are not available for buy-to-let, investor, company, trust or second-home purchases.

  1. Age and residency

Purchasers must be aged 18 or over and legally able to buy property in the UK.

  1. Mortgage and lender approval

Any incentive must be disclosed to your mortgage lender, broker and legal adviser. Some lenders may refuse, cap, reduce or revalue a mortgage application because of developer incentives. We are not responsible if a lender declines, changes or delays your mortgage offer as a result of the incentive or your personal circumstances.

  1. UK Finance Disclosure Form

Where required, we will disclose incentives and relevant transaction details using the UK Finance Disclosure Form or any equivalent industry-required disclosure process. You agree to provide any information reasonably needed for that disclosure.

  1. No financial, mortgage, legal or tax advice

We do not provide mortgage, financial, tax or legal advice. You should obtain independent advice from your mortgage adviser, solicitor/conveyancer and tax adviser before relying on any offer.

  1. No cash alternative

Unless the offer specifically says otherwise, there is no cash alternative. Incentives are personal to the purchaser named on the reservation form and are not transferable.

  1. How incentives are paid or provided

Unless the specific offer terms say otherwise, monetary incentives will be applied as a deduction on the purchase completion statement, paid to your solicitor/conveyancer on completion, paid to a lender, or paid to a third-party supplier. We will not pay incentives directly to you before completion.

  1. Incentive cap and combination with other offers

Offers cannot be combined with any other discount, allowance, scheme, promotion or incentive unless we confirm this in writing before reservation. Where combined incentives are permitted, the total incentive value may be capped by us or by your lender.

  1. Offer value

The value of any offer will be agreed before reservation and recorded in the reservation form, offer schedule, purchase paperwork or another written document issued by us. The value will not increase if your costs later increase.

  1. Changes and withdrawal

We may amend, suspend or withdraw an offer at any time before you pay a reservation fee. We may also withdraw an offer if you fail to meet these terms, fail to exchange or complete on time, provide inaccurate information, or cease to be eligible.

  1. Images and descriptions

Any images, CGI, lifestyle photography, furniture, landscaping, accessories or example calculations used to advertise an offer are illustrative only. Exact specification, brands, colours, models and suppliers may vary.

  1. Third-party suppliers

Where an offer involves a third-party supplier, voucher provider, estate agent, mortgage broker, removals company, landscaper, travel provider or solicitor, that third party’s own terms and conditions will also apply. We are not responsible for third-party acts, omissions, delays, expiry dates, price changes or service quality unless required by law.

  1. Tax and other liabilities

You remain responsible for all taxes, filing obligations, mortgage payments, legal obligations, service charges, estate charges, management fees, utility bills, insurance, removals, survey fees and other purchase or ownership costs except where an offer expressly states that we will contribute to them.

  1. Statutory rights

These terms do not affect your statutory rights.

  1. Governing law

These terms are governed by the laws of England and Wales unless the property is located in Scotland, in which case Scots law will apply, or unless we confirm different terms in writing.

Terms and Conditions

5% Gifted Deposit

  1. The 5% Gifted Deposit offer is available on selected plots only and must be agreed with us before reservation.
  2. Subject to these terms, we will contribute an amount equal to 5% of the agreed purchase price of the eligible home, up to a maximum contribution of up to £18,750*, (*dependant on development and plot).
  3. You must contribute your own deposit of at least 5% of the purchase price, unless your lender confirms in writing that a different arrangement is acceptable.
  4. Our contribution is an incentive towards your purchase and is not a loan. You will not be required to repay it to us, provided that the purchase legally completes.
  5. The contribution will be paid to your solicitor/conveyancer or shown as a deduction on the completion statement on legal completion. It will not be paid to you in cash before completion.
  6. The contribution must be disclosed to your mortgage lender and solicitor/conveyancer. The offer is subject to your lender accepting the incentive.
  7. The contribution cannot be used for reservation fees, exchange deposits, mortgage broker fees, surveys, removals, Stamp Duty, upgrades, options or any other cost unless we confirm otherwise in writing.
  8. The offer is not available on buy-to-let, investor, shared ownership, First Homes, discounted market sale or other restricted-price purchases unless we confirm otherwise in writing.
  9. The offer cannot be combined with any other offer, discount, contribution or purchase assistance scheme unless agreed by us in writing before reservation.
  10. If you withdraw, fail to exchange contracts on time, fail to complete, or your mortgage lender refuses the incentive, the offer will be withdrawn and no alternative payment will be made.
  11. We may withdraw or amend this offer at any time before you pay a reservation fee.
  12. Your home may be repossessed if you do not keep up repayments on your mortgage or any other debt secured on it.

12 Months Mortgage Contribution

  1. The 12 Months Mortgage Contribution offer is available on selected plots only and must be claimed before reservation.
  2. Subject to these terms, we will contribute an agreed amount towards your mortgage costs, dependant on the sale price of the property, equivalent to up to 12 monthly mortgage payments.
  3. The exact contribution will be agreed before reservation and recorded in your reservation paperwork.
  4. This offer does not mean we will pay your mortgage each month. Unless we confirm otherwise in writing, the contribution will be made as a one-off deduction from the funds due from you on legal completion or paid to your solicitor/conveyancer on completion.
  5. You remain fully responsible for arranging your mortgage, satisfying lender criteria and making all mortgage payments when due.
  6. Any example monthly saving or mortgage payment shown in marketing materials is illustrative only and may not match your actual mortgage, deposit, interest rate, mortgage term, fees, product or lender.
  7. If your mortgage payment changes before or after completion, the agreed contribution will not be recalculated unless we agree otherwise in writing.
  8. The incentive must be disclosed to your lender, broker and solicitor/conveyancer. The offer is subject to your lender accepting the incentive.
  9. This offer is not mortgage advice and does not guarantee that you will obtain a mortgage, a particular interest rate or a particular monthly repayment.
  10. The offer is not available for buy-to-let or investor purchases.
  11. The offer cannot be combined with any other incentive unless we confirm this in writing before reservation.
  12. If you withdraw, fail to exchange or complete on time, or if your lender does not accept the incentive, the offer will be withdrawn.
  13. Your home may be repossessed if you do not keep up repayments on your mortgage or any other debt secured on it.
Terms and Conditions

Part Exchange

  1. Part Exchange is available on selected plots only and is subject to your existing property meeting our eligibility criteria.
  2. Part Exchange is available only to existing homeowners buying an eligible Lioncourt Homes new home.
  3. We are not obliged to make an offer for your existing property. Acceptance of any Part Exchange application is at our sole discretion.
  4. Your existing property must usually:
    1. be located within an area we accept;
    2. be readily saleable on the open market;
    3. be of standard construction;
    4. have good and marketable title;
    5. have vacant possession available on completion;
    6. not be subject to unacceptable structural, legal, planning, environmental or leasehold issues;
    7. meet any minimum lease term we require.
  5. To apply, you must complete our Part Exchange application form, provide full and accurate property information, pay any required reservation fee and allow our nominated agents, surveyors or representatives access to inspect and value your property.
  6. We may obtain independent valuations, market appraisals, surveys, title checks, searches and other reports.
  7. Any offer we make will be based on the information available to us at the time and may be amended or withdrawn if:
    1. a survey or valuation is unsatisfactory;
    2. title issues arise;
    3. defects or adverse matters are discovered;
    4. market conditions materially change;
    5. information supplied by you is inaccurate or incomplete; or
    6. you fail to meet these terms.
  8. Any verbal offer is indicative only. A binding agreement will not exist unless and until written contracts are exchanged.
  9. You must accept our written Part Exchange offer within [48 hours] or any other period we specify. If you do not accept in time, the offer may lapse.
  10. If you accept our offer, your purchase of the new home and our purchase of your existing property will be linked transactions. Exchange and completion must take place in the manner and timescales we require.
  11. You must give vacant possession of your existing property on completion.
  12. Fixtures and fittings normally regarded as part of the property must remain unless we agree otherwise in writing. This may include fitted floor coverings, integrated appliances, curtain poles, light fittings, fitted wardrobes, garden structures, planting and other agreed items.
  13. If you remove any agreed fixture or fitting, you must reinstate or replace it to our reasonable satisfaction at your cost.
  14. You are responsible for maintaining, insuring and occupying your existing property in the normal way until completion.
  15. You must not grant tenancies, licences, charges, rights or other interests over your existing property without our written consent after accepting a Part Exchange offer.
  16. If your property is already on the market, you are responsible for terminating any existing agency agreement and paying any related fees or penalties.
  17. We may market your existing property before completion. You must allow reasonable access for inspections, valuations, photographs and viewings.
  18. You remain responsible for your own legal fees, mortgage redemption costs, early repayment charges, service charges, council tax, utilities, repairs, reports and any other costs relating to your existing property unless we agree otherwise in writing.
  19. Part Exchange cannot be combined with any other incentive unless we agree this in writing before reservation.
  20. If you withdraw, fail to exchange or complete, provide inaccurate information or fail to give vacant possession, we may withdraw the Part Exchange offer and your reservation of the new home may be cancelled in accordance with your reservation agreement.
Terms and Conditions

Stamp Duty Paid

  1. The Stamp Duty Paid offer is available on selected plots only and must be agreed before reservation.
  2. Subject to these terms, we will pay a contribution equivalent to the standard residential Stamp Duty Land Tax payable on the purchase of the eligible home, up to a maximum of £22,000*, (*dependant on development and plot).
  3. The offer applies to Stamp Duty Land Tax in England and Northern Ireland only. For homes in Wales or Scotland, separate wording should be used for Land Transaction Tax or Land and Buildings Transaction Tax.
  4. The offer covers only the standard SDLT calculated by reference to the purchase price agreed at reservation and the buyer’s status as an owner-occupier purchasing their main residence.
  5. Unless we expressly agree otherwise in writing, the offer does not cover:
    1. higher rates for additional dwellings;
    2. non-UK resident surcharge;
    3. company, trust or investor rates;
    4. penalties, interest or late filing charges;
    5. SDLT arising from linked transactions or unusual ownership structures;
    6. SDLT reassessments caused by inaccurate buyer information; or
    7. tax arising from post-completion changes.
  6. You remain responsible for ensuring the SDLT return is filed correctly and on time by you or your solicitor/conveyancer.
  7. The contribution will be paid on legal completion, usually as a deduction from the completion statement or to your solicitor/conveyancer.
  8. If the SDLT actually payable is less than the maximum offer value, we will pay only the SDLT actually payable. No balance will be paid to you.
  9. If the SDLT actually payable is more than the maximum offer value, you are responsible for the difference.
  10. If SDLT rates or rules change after reservation, our maximum contribution will not increase unless we agree otherwise in writing.
  11. The offer must be disclosed to your lender and solicitor/conveyancer and is subject to lender acceptance.
  12. The offer cannot be combined with any other incentive unless agreed in writing before reservation.
  13. If you withdraw, fail to exchange or complete on time, or cease to qualify for the offer, the offer will be withdrawn.

Stamp Duty Contribution

  1. The Stamp Duty Contribution offer is available on selected plots only and must be agreed before reservation.
  2. Subject to these terms, we will contribute the advertised amount towards your Stamp Duty Land Tax liability.
  3. The contribution is a fixed contribution only. It may not cover the full SDLT due on your purchase.
  4. You remain responsible for calculating, filing and paying any SDLT due, including any amount above our agreed contribution.
  5. The contribution applies to SDLT in England and Northern Ireland. For Welsh or Scottish properties, separate Land Transaction Tax or Land and Buildings Transaction Tax terms should be used.
  6. Unless we confirm otherwise in writing, the contribution does not cover higher-rate surcharges, non-UK resident surcharges, penalties, interest, reassessments or tax arising from your personal ownership circumstances.
  7. The contribution will be paid on legal completion as a deduction from the completion statement or to your solicitor/conveyancer.
  8. If no SDLT is payable, or if the SDLT payable is less than the contribution, we will not pay the unused balance to you unless we agree otherwise in writing.
  9. The contribution must be disclosed to your lender and solicitor/conveyancer and is subject to lender acceptance.
  10. The offer cannot be combined with any other incentive unless agreed in writing before reservation.
  11. If you withdraw, fail to exchange or complete on time, the offer will be withdrawn.

Floor Package and £1,000 Towards Legal Fees

  1. The Floor Package and £1,000 Legal Fees Contribution offer is available on selected developments / plots only and must be agreed with Lioncourt Homes before reservation.
  2. The offer is subject to availability, build stage, purchaser status, lender approval where applicable, contract and Lioncourt Homes’ standard reservation and sale terms.
  3. To qualify, you must reserve an eligible home before 31st December 2026, pay the required reservation fee and exchange contracts within the timescale confirmed in your reservation agreement.
  4. The flooring element of the offer will include the flooring package agreed in writing at reservation. This may include carpets and / or LVT, depending on the home, specification, build stage and choices available.
  5. The exact flooring specification, rooms included, colours, materials and fitting arrangements will be confirmed in your reservation paperwork, options schedule or plot-specific offer document.
  6. Unless confirmed in writing, the flooring package does not include floor coverings to garages, loft spaces, external areas, cupboards, storage spaces, utility meter cupboards, gardens, patios or any other area not specifically listed.
  7. Flooring choices may be limited by the build stage of the home. Where the home is already built, part-built or past the relevant choices deadline, flooring may already have been selected and no alternative choice will be available.
  8. If any flooring product, colour, finish or supplier becomes unavailable, we may substitute it with an alternative that we consider to be of a similar style, standard and value.
  9. No compensation, cash alternative or replacement incentive will be provided if fitting takes place after completion, provided the flooring package is supplied and fitted within a reasonable period.
  10. The legal fees element of the offer is a contribution of up to £1,000 including VAT towards your solicitor’s/conveyancer’s legal fees for the purchase of the eligible home.
  11. The legal fees contribution covers only the basic conveyancing legal fee for the purchase of your new Lioncourt Homes’ home, unless we confirm otherwise in writing.
  12. The legal fees contribution does not cover Stamp Duty Land Tax, Land Transaction Tax, Land and Buildings Transaction Tax, Land Registry fees, search fees, bank transfer fees, mortgage fees, broker fees, survey fees, notice fees, management company fees, leasehold fees, deed of covenant fees, indemnity policies, additional legal work or costs connected with the sale of your existing property.
  13. If your eligible legal fees are less than £1,000, we will contribute only the actual eligible amount. No unused balance will be paid to you.
  14. The legal fees contribution will be paid on legal completion, either to your solicitor/conveyancer or as a deduction from the completion statement.
  15. You remain responsible for appointing your own solicitor/conveyancer and ensuring they can act independently for you and, where applicable, your mortgage lender.
  16. The full incentive must be disclosed to your mortgage lender, broker and solicitor/conveyancer. Some lenders may not accept this incentive or may take it into account when assessing your mortgage application.
  17. This offer can’t be exchanged for cash and can’t be used towards any other cost unless agreed by us in writing before reservation.
  18. This offer can’t be combined with any other incentive, discount, contribution or purchase assistance scheme unless we confirm this in writing before reservation.
  19. If you withdraw, fail to exchange or complete on time, or your lender doesn’t accept the incentive, the offer will be withdrawn and no alternative payment or benefit will be provided.

Premium Upgrades and Flooring Included

  1. The Premium Upgrades and Flooring Included offer is available on selected developments / plots only and must be agreed with Lioncourt Homes before reservation.
  2. The offer is subject to availability, build stage, purchaser status, lender approval where applicable, contract and Lioncourt Homes’ standard reservation and sale terms.
  3. To qualify, you must reserve an eligible home before 31st December 2026, pay the required reservation fee and exchange contracts within the timescale confirmed in your reservation agreement.
  4. The offer includes only the premium upgrades and flooring listed in your reservation paperwork, options schedule, plot-specific offer document or other written confirmation issued by us.
  5. Premium upgrades may include items such as kitchen upgrades, appliance upgrades, worktop upgrades, bathroom upgrades, tiling upgrades, shower packages, fitted wardrobes, electrical upgrades, turf, outside tap, upgraded flooring or other specification enhancements, depending on the plot and offer agreed.
  6. The value of the premium upgrades and flooring included will not exceed the advertised amount including VAT, unless we confirm otherwise in writing.
  7. The exact specification, brands, colours, finishes, rooms included and fitting arrangements will be confirmed in writing. Any item not specifically listed is excluded.
  8. Unless confirmed in writing, the offer does not include loose furniture, freestanding appliances, curtains, blinds, mirrors, artwork, accessories, light fittings not forming part of the agreed specification, garden furniture, landscaping beyond any agreed turfing or planting, media equipment, smart home devices, security equipment or any show home dressing items.
  9. Choices may be limited or unavailable depending on the build stage of the home. Where the relevant choices deadline has passed, the upgrades and flooring may already have been selected and no alternative choice will be available.
  10. If any item, supplier, colour, finish, product or material becomes unavailable, we may substitute it with an alternative that we consider to be of a similar style, standard and value.
  11. The upgrades and flooring will be installed before legal completion where reasonably possible. If any installation can’t be completed before completion, you agree to provide reasonable access after completion so that the outstanding works can be completed.
  12. You won’t be entitled to compensation, a cash alternative or a replacement incentive because an item is fitted or completed after legal completion, provided it’s supplied and fitted within a reasonable period.
  13. This offer is provided as a package of goods, materials and/or fitting works. It can’t be exchanged for cash, used to reduce the purchase price or applied to any other cost unless we agree this in writing.
  14. If the final value of the upgrades and flooring supplied is less than the maximum advertised value, no unused balance will be paid to you.
  15. The incentive must be disclosed to your mortgage lender, broker and solicitor/conveyancer. Some lenders may not accept this incentive or may take it into account when assessing your mortgage application.
  16. The offer is not available for buy-to-let, investor, company, trust, shared ownership, First Homes, discounted market sale or other restricted-price purchases unless we confirm otherwise in writing.
  17. The offer can’t be combined with any other incentive, discount, contribution or purchase assistance scheme unless we confirm this in writing before reservation.
  18. If you withdraw, fail to exchange or complete on time, or your lender doesn’t accept the incentive, the offer will be withdrawn and no alternative payment or benefit will be provided.

Show Home Upgrades

  1. The Show Home Upgrades offer is available on selected plots only and must be agreed with Lioncourt Homes before reservation.
  2. The offer is subject to availability, build stage, purchaser status, lender approval where applicable, contract and Lioncourt Homes’ standard reservation and sale terms.
  3. To qualify, you must reserve an eligible home before 31st December 2026, pay the required reservation fee and exchange contracts within the timescale confirmed in your reservation agreement.
  4. The offer includes only the show home upgrades listed in your reservation paperwork, options schedule, inventory, plot-specific offer document or other written confirmation issued by us.
  5. Show home upgrades may include items such as upgraded kitchen specification, upgraded worktops, upgraded appliances, flooring, tiling, fitted wardrobes, upgraded bathroom fittings, lighting upgrades, turf, outside tap or other specification enhancements, depending on the specific home and offer agreed.
  6. The offer does not automatically include every item seen in a show home. Unless expressly listed in writing, the offer excludes loose furniture, sofas, beds, mattresses, tables, chairs, freestanding appliances, curtains, blinds, cushions, bedding, artwork, mirrors, rugs, lamps, ornaments, accessories, televisions, media equipment, smart speakers, sales office equipment, signage, marketing materials and any temporary display items.
  7. The value of the show home upgrades included will not exceed the amount advertised including VAT, unless we confirm otherwise in writing.
  8. If you are purchasing an actual show home, certain included items may have been used for display purposes. These items will be provided in their existing condition at the time of legal completion, subject to any specific written agreement between you and us.
  9. Display items, decorative items or upgrade items that have been used in a show home may show signs of reasonable wear and tear. We won’t replace or discount such items unless we have agreed to do so in writing.
  10. Any fixtures, fittings, appliances or upgraded items that form part of the home will be covered only by the applicable manufacturer warranty, supplier warranty or new home warranty provisions. Loose items, dressings or accessories are not covered unless confirmed in writing.
  11. Where the home has been used as a sales office or show home, we may remove sales-related items before completion. This may include signage, alarm equipment, marketing materials, office fittings, temporary partitions, data equipment, sales furniture or other items used for sales or marketing purposes.
  12. Where any making-good works are needed because sales office or show home items have been removed, we will complete these works to a reasonable standard before legal completion or within a reasonable period after completion.
  13. If any show home upgrade, item, supplier, colour, finish, product or material becomes unavailable, we may substitute it with an alternative that we consider to be of a similar style, standard and value.
  14. Where any agreed item can’t be supplied or fitted before legal completion, you agree to provide reasonable access after completion so that it can be completed.
  15. The offer can’t be exchanged for cash, used to reduce the purchase price or applied to any other cost unless we agree this in writing.
  16. If the final value of the show home upgrades supplied is less than the maximum advertised value, no unused balance will be paid to you.
  17. The incentive must be disclosed to your mortgage lender, broker and solicitor/conveyancer. Some lenders may not accept this incentive or may take it into account when assessing your mortgage application.
  18. This offer can’t be combined with any other incentive, discount, contribution or purchase assistance scheme unless we confirm this in writing before reservation.
  19. If the purchase involves a show home sale and leaseback arrangement, delayed occupation or any period where we continue to use the home after exchange, separate written terms will apply.
  20. If you withdraw, fail to exchange or complete on time, or your lender doesn’t accept the incentive, the offer will be withdrawn and no alternative payment or benefit will be provided.

£6,000 Towards Incentives

  1. The £6,000 Towards Incentives offer is available on selected plots only and must be agreed with Lioncourt Homes before reservation.
  2. The offer is subject to availability, purchaser status, lender approval where applicable, contract and Lioncourt Homes’ standard reservation and sale terms.
  3. To qualify, you must reserve an eligible home before 31st December 2026, pay the required reservation fee and exchange contracts within the timescale confirmed in your reservation agreement.
  4. Subject to these terms, we will provide an incentive contribution of up to £6,000 towards eligible purchase incentives agreed with us before reservation.
  5. The available incentive options will depend on the selected plot, build stage, purchaser circumstances, lender requirements and our approval.
  6. Eligible incentive options may include some or all of the following, as agreed in writing:
    a. deposit contribution;
    b. legal fees contribution;
    c. Stamp Duty contribution;
    d. flooring;
    e. options or upgrades;
    f. removals contribution;
    g. moving costs contribution;
    h. appliance package;
    i. turf, outside tap or garden-related items;
    j. mortgage contribution.
  7. Only incentives confirmed in your reservation paperwork, offer schedule or written confirmation from us are included. Any item not specifically listed is excluded.
  8. The total value of the incentive package will not exceed £6,000 including VAT, unless we confirm otherwise in writing.
  9. The incentive can’t be exchanged for cash and won’t be paid directly to you before completion.
  10. Monetary incentives will usually be applied as a deduction from the completion statement, paid to your solicitor/conveyancer on legal completion, paid to a lender, or paid to a third-party supplier, depending on the type of incentive agreed.
  11. Goods, upgrades, flooring or options will be supplied and fitted in accordance with the relevant specification, build stage and supplier availability.
  12. If you choose incentives with a total value of less than £6,000, no unused balance will be paid to you unless we agree otherwise in writing.
  13. If you choose incentives with a total value of more than £6,000, you will be responsible for paying the difference, provided the additional items are approved by us and available for the plot.
  14. If any selected incentive becomes unavailable, is not accepted by your lender, or can’t be provided for the selected plot, we may allow you to choose an alternative eligible incentive up to the remaining value. We are not obliged to provide a cash alternative.
  15. Where the incentive includes a deposit contribution, mortgage contribution, Stamp Duty contribution or legal fees contribution, the specific terms for those incentives will also apply.
  16. Where the incentive includes flooring, upgrades, appliances or other physical items, the exact specification, colours, finishes, brands, rooms included and fitting arrangements must be confirmed in writing.
  17. If any item, supplier, colour, finish, product or material becomes unavailable, we may substitute it with an alternative that we consider to be of a similar style, standard and value.
  18. The full incentive must be disclosed to your mortgage lender, broker and solicitor/conveyancer. Some lenders may not accept the incentive or may reduce the amount they are prepared to lend.
  19. This offer is not available for buy-to-let, investor, company, trust, shared ownership, First Homes, discounted market sale or other restricted-price purchases unless we confirm otherwise in writing.
  20. This offer can’t be combined with any other incentive, discount, contribution or purchase assistance scheme unless we confirm this in writing before reservation.
  21. If you withdraw, fail to exchange or complete on time, or your lender doesn’t accept the incentive, the offer will be withdrawn and no alternative payment or benefit will be provided.
