Background to Applicants

Lioncourt Homes are a Worcestershire based housebuilder who specialise in developing new homes, focussing on producing quality developments that are designed to a high standard. Our high standard of housebuilding is consistently recognised by our customers, and we have been awarded the House Building Federation 5 Star Award for eleven consecutive years.

Proposals

The proposed development sits adjacent to our approved scheme of 130 homes, which secured Reserved Matters consent in July 2025.  The Phase 2 proposal seeks Outline consent for the erection of up to 100 dwellings and a Community Facility on Land at Dilmore Lane, Fernhill Heath. The Scheme seeks to provide 40% affordable dwellings and 40% of the Site will be retained as open space. A mixture of 1 bed to 5 bed sustainable homes, including bungalows, will be provided.

A portion of the Site will be safeguarded for community use; this may include the provision of a new village hall with amenity facilities and a transport hub. The illustrative masterplan below outlines the areas for development, and indicative locations of landscaping and open space.  This phase of the development would be accessed via the approved access off Dilmore Lane.

The development would incorporate Sustainable Drainage Systems which will restrict surface water discharge rates, providing a betterment to the existing site conditions.

The proposals include areas of open space, footpath walks and an area of play space for existing and new residents.  The biodiversity value of the site will increase through considered landscaping, including the planting of native trees and hedgerows, grasses and wildflowers.
