Job Purpose

The purpose of the role is to prepare housing development layouts to optimise development potential whilst also being passionate, creative and sensitive in your design to emphasise and accentuate existing vistas and features of the local surroundings.


Key Responsibilities:

  • Assist the land team with site appraisals for new land parcels, including the preparation of feasibility sketch proposals for appraisal purposes and for presentation with bids, with an awareness of commercial viability, planning policy compliance and engineering inputs.
  • Summarise the key aspects of the sketch layouts that could influence the cost and/or delivery of the proposed scheme, to feed into the appraisal and strategy.
  • Upon a successful bid of land, work the sketch layout up into accurate CAD drawings to support preparation of a planning application.
  • Work with the land team and external vendors to ensure the exchange of contracts, supported by a viable layout that can be progressed successfully through the planning system.
  • Have a good knowledge of house type design and maintain good communication with our sales team to ensure the layout and mix meet our requirements.
  • Assist with the creation of a complete package of planning drawings.
  • Support the planning application process by attending pre-application and application meetings where required, presenting your design rationale to the relevant local authority and advising on layout amendments to help secure planning permission.
  • Liaise with internal teams and external consultants as required to ensure co-ordination of all plans and supporting documents relating to the development proposals.
  • Respond to changes that may be required to the site layout post-planning permission.


Ideally, you’ll have experience of working with a housing developer via a consultancy, or directly for a house builder and be experienced in producing sketch layouts.  Experience of AutoCAD is essential.
