Find a new home from Lioncourt
Ellis Gardens is a exclusive new development of delightfully designed homes located in the village of Newton, just four miles north east of Rugby. There is a superb choice of three, four and five bedroom designs on offer, all traditionally built in brick and tile.
Newton is a small village located south of the M6 surrounded by prime farmlands and pastures. Now known as the A5, the Roman road of Watling Street runs to the east of Newton and the remains of the Roman town of Tripontium lie just to the north. The Great Central Walk is located just across the road from Ellis Gardens and will take you into Rugby through a nature reserve maintained by the Warwick Wildlife Trust. There are a wide range of amenities just a few minutes’ drive from the development including a supermarket, shopping centre and a traditional thatched roof pub, believed to be the oldest serving in the county.
Ellis Gardens is less than five minutes from Clifton-upon-Dunsmore C of E Primary School and just a little further from the Rugby Free Primary School. For secondary education, The Avon Valley School is less than ten minutes away and the Rugby Free Secondary School is around fifteen minutes away. The famous 450-year-old Rugby School is also just a short drive away. Newton is 5 minutes from the M6 motorway and ten minutes from Rugby train station, where there are regular trains to Birmingham taking around half an hour and to Euston approximately an hour.

The Home Mover Scheme has been designed to sell your existing property so that you are able to move into your new Lioncourt home as quickly as possible. There are a few simple steps:
Using your existing home in part exchange is the easiest way to buy your new Lioncourt home. This scheme makes it easy for you to move and all your key moving costs are taken care of by us. Our aim is to make you a firm offer for your home in just 7 days. Here’s how it works:
Help to Buy is an equity loan scheme funded by the Government through the Homes and Communities Agency (HCA). The scheme is designed to make new build homes available to purchasers (not just first time buyers) with financial assistance from the government.
The Help to Buy product will be available to eligible purchasers and offers a maximum 20% equity loan (minimum 10%) on new build properties up to a maximum purchase price of £600,000. The equity loan will be made by the HCA to the purchaser; there is no house builder contribution.
Lioncourt Homes has an allocation of funds available to purchasers under the Help to Buy Scheme. This scheme will run until 2021. For further information please see www.helptobuy.org.uk.
