Purchase Options

Lioncourt Homes has two schemes designed to make it easy to sell your existing home.

We will consider either purchasing your existing home through our Part Exchange Scheme or selling it through our Home Mover Scheme.

Whichever scheme is appropriate to you we will take the hassle out of moving home and in addition the service we offer is completely free. You have everything to gain and nothing to lose.

You will receive all the help and support you need from everyone at Lioncourt Homes in making the right decision when purchasing your new home.

Using your existing home in part exchange is the easiest way to buy your new Lioncourt home. This scheme makes it easy for you to move and all your key moving costs are taken care of by us. Our aim is to make you a firm offer in just 7 days. Here’s how it works:

  1. Select your new Lioncourt home
  2. We will arrange independent professional valuations of your existing property
  3. The valuations will be discussed with you and a purchase price agreed, subject to survey
  4. Once agreement is reached, you will be able to pay the reservation fee to reserve your Lioncourt home and we will then progress with the sale
  5. Finally we will instruct an Estate Agent to market your existing property and liaise with you in respect of viewings.

Lioncourt Homes can also offer a number of options to assist first time buyers which include the Open Market and New Build HomeBuy schemes.

Both schemes require customers to register with their local HomeBuy agent to confirm their eligibility to proceed. Contact details for the HomeBuy agents covering our sites are as follows –

  1. Gloucestershire - New Futures Partnership, who can be contacted on 0800 073 1315 www.homebuy-southwest.co.uk
  2. Staffordshire and Shropshire - Mercian Housing Association, who can be contacted on 0845 607 6726 www.homebuyagents.co.uk

The Open Market HomeBuy scheme enables purchasers to buy a property on the open market with the help of an equity loan. The scheme can be used to assist with new build homes and part exchange properties.

The Open Market HomeBuy has two distinct products available; MyChoiceHomeBuy and OwnHome.

  1. The MyChoiceHomeBuy product is offered by a consortium of 8 Housing Associations, each one of which is an equity loan provider in its own right. This will offer an equity loan of between 15% to 50% of the purchase price, which can be used in conjunction with a conventional mortgage from a range of qualifying lenders regulated by the Financial Services Authority.
  2. The OwnHome product is offered by Places for People in partnership with Cooperative Financial Services. This will offer an equity loan of between 20% to 40% of the purchase price to be used in conjunction with a mortgage from the Co-operative Bank in the first instance.
